Effective Date: September 16, 2026 | Governing Real Estate & Holiday Home Services
1. Scope of Services
Skandia Homes operates as a licensed entity in the United Arab Emirates providing two distinct service categories:
Advisory, marketing, sales brokerage, and annual leasing services for residential and commercial properties in accordance with RERA and DLD framework.
Short-term vacation rentals and holiday home property management licensed under the Dubai Department of Economy and Tourism (DET).
2. Real Estate Transactions (Sales & Annual Leases)
- Property Listings: Property pricing, availability, and specs published on our platform are subject to verification and formal agreement.
- Commission & Fees: Brokerage commissions, transfer fees, and Ejari charges are outlined in official Form B/Form F agreements prior to transaction execution.
- KYC Compliance: Clients are required to provide valid passport copies, Emirates IDs, and source of funds documentation as mandated by UAE Anti-Money Laundering laws.
3. Holiday Home & Short-Term Rental Rules
- Guest Registration: All guests occupying a holiday home unit must submit valid passport or Emirates ID copies prior to check-in to fulfill DET registration mandates.
- Tourism Fees & Taxes: Short-term stays are subject to the Dubai Tourism Dirham fee and 5% UAE VAT, itemized separately in booking invoices.
- Security Deposit: A refundable security deposit is collected prior to check-in. Deductions may occur for damages, missing items, or breach of building rules.
- House Rules & Conduct: Guests must adhere to community quiet hours, non-smoking policies, and occupancy limits. Parties, events, or illegal activities result in immediate eviction without refund.
4. Cancellations & Refunds
Cancellations for Holiday Home bookings are subject to the specific policy selected during reservation (e.g., Strict or Flexible). Real estate earnest money deposits and booking deposits are governed by signed Form F / Unified Sales Contracts.
5. Limitation of Liability
Skandia Homes shall not be held liable for temporary utility outages, community amenities maintenance, force majeure events, or loss of personal property inside rented units or listed properties.
6. Governing Law & Jurisdiction
These Terms of Service are governed by and construed in accordance with the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates. Any disputes arising shall be subject to the exclusive jurisdiction of the Courts of Dubai.
